New fit-outs

A new shop or office starts with the rough-in. Cables in the walls and ceiling before the plaster goes on, switchboard set up with enough circuits for what you are actually going to run, data cabling to the counter and the back office. We work off the plans or off a walk-through, and we coordinate with the builder, the plumber and the shop fitter so the trades are not on top of each other.

Fit-off comes last. Light fittings, power points, switches, data outlets, exit and emergency lighting, all installed and tested after the painting is done. We sign off with a certificate of electrical safety, which your landlord and your insurer will want to see.

Refits and upgrades

An existing premises that is being refitted usually needs extra circuits, not a full rewire. A new cool room, a second oven, a POS system that needs dedicated power, lighting being upgraded to LED. We scope what can stay and what has to go, and we do the work outside your trading hours where possible.

The switchboard is usually the first thing to check. If the previous tenant was a hairdresser and you are opening a kitchen, the load profile is completely different and the board may need upgrading before anything else goes in.

Exit and emergency lighting

Every commercial premises needs exit and emergency lighting that works when the power fails. That is not optional. We install it, test it every six months as required, and keep the log book up to date. If you have been sent a compliance letter or a fire safety order, ring and we will sort it out.

This is the part that gets missed most often on a new tenancy. The previous occupant may have had it, but if the layout has changed the old fittings may not cover the new paths of egress. We check that during the scope, not after the certifier does.

Working with your builder

On a fit-out the electrician is one of several trades. We turn up when the schedule says, we do our part without holding up the next trade, and we communicate with the builder rather than making the owner relay messages. If you are running the fit-out yourself without a builder, we can do that too, but we will tell you what order things need to happen in before you book the plasterer.

How long does a commercial fit-out take?

It depends on the scope. A lighting upgrade can be done in a night. A full shop fit-out from rough-in to fit-off is usually staged over a week or two, coordinated with the other trades. We will give you a timeline before we start, and we stick to it because the other trades are booked off our dates.

Can you work outside trading hours?

Yes. The noisy and power-off parts get done before you open or after you close. We do not charge extra for night work on a booked job, but after-hours emergency call-outs are priced differently.

Do you do the exit and emergency lighting?

Yes, including the six-monthly testing and log book. If you have been sent a compliance letter, ring and we will sort it out.

Do you work with our builder?

Yes, or we can run the electrical side directly if you are managing the fit-out yourself. Either way, we coordinate with the other trades rather than working around them.

Can you upgrade the switchboard in a commercial premises?

Yes. Commercial boards are a different animal to residential ones, often three-phase with multiple circuits. We do the changeover outside hours where possible.

Do you do ongoing maintenance after the fit-out?

Yes. After a fit-out we are the ones who know the installation, so it makes sense for us to handle the maintenance calls too. Light fitting failed, a circuit tripped, a new appliance needs a dedicated circuit. Ring and we come back.
