What Preston actually rings about.

Different suburb, different job list. Preston leans towards new work and additional dwellings far more than the older suburbs south of Bell Street do.

Subdivisions, units and second dwellings

One block, two houses, one supply.

The pattern in Preston is a generous post-war block with a single house on it and a single supply feeding a board that has not changed since the house went up. Then a second dwelling goes in at the back.

That is where it gets interesting. The new dwelling needs its own metering, its own board and a sub-main run to it, and the existing supply has to be able to carry both. It usually can, but nobody has checked, and finding out late is what turns a tidy job into a delay.

Ring before the slab, not after the frame. An hour looking at the board and the point of attachment at the start is the cheapest hour on the whole job.

The stock and the streets

Preston is not one suburb.

West of the station, east of it and up near Regent are three different jobs, and it is worth being specific about which.

Californian bungalows and post-war brick

The bulk of Preston housing is interwar bungalow and post-war brick veneer, which sits in an awkward spot. It is not old enough to be obviously due a rewire, and not new enough to have anything modern in it. The wiring is usually sound, the board usually is not, and the number of power points was decided when a house had a fridge, a radio and one television.

That is why so much of the work here is additive rather than remedial: more points, better lighting, a bathroom that actually vents, and a board that can carry all of it.

High Street, Bell Street and the Preston Market end

Preston's commercial work is a different mix to a cafe strip. Alongside the shops there are workshops, warehouses and light industrial units, which means three-phase supply, machinery, roller doors, and lighting jobs measured in bays rather than rooms.

We do fit-outs and maintenance across both. For a business the useful thing is usually not the install, it is having someone who will come back for the small stuff without it becoming a project.

EV chargers, where the driveway helps

Charging at home is far easier in Preston than in the terrace suburbs, because most houses have off-street parking and a garage or carport already sitting near the meter box. The charger itself is rarely the hard part. Whether the existing supply and board can take a dedicated circuit is, and that is what we look at first.

Rentals and managed properties

Victoria requires an electrical safety check on rental properties every two years. Preston carries a lot of investor-owned stock, and for an agent the value is in someone who will take a list of addresses, sort out access with tenants, and return the records without being chased. We batch these rather than booking them one at a time.

How far away we are

Coburg to Preston is a short run across Bell Street, so this is not a suburb we visit occasionally. It is one of the postcodes we are in most weeks, which is what makes same-week bookings and urgent call-outs realistic here rather than theoretical.

Can you do the electrical for a granny flat or second dwelling?

Yes, start to finish. Supply and metering, sub-main, board, rough-in, fit-off and testing, worked in around the builder's program rather than tacked on at the end.

Will my existing supply carry a second dwelling?

Usually, but it has to be checked rather than assumed. We look at the supply, the point of attachment and the existing board before anyone commits to a design, because that is the part that causes delays if it is left late.

Are you licensed?

Yes. REC 35681. Every job that needs a certificate of electrical safety gets one, and that is not an extra.

Can you install an EV charger in a garage or carport?

Yes. Most Preston homes have somewhere sensible to put one. The question is whether the board and supply can carry a dedicated circuit, which we check first.

Do you work with builders on new units and townhouses?

Yes, and we would rather come in at the start than mid-build. Coordinating the rough-in with the frame stage saves everyone a return trip.

Can you quote before starting?

Yes, and you get the number before any work begins. On fault finding you get the cost of the diagnosis up front, then the cost of the repair once we know what it actually is.
