Fitzroy is one of the oldest parts of Melbourne and it is built like it. Party walls, solid brick, no roof space worth crawling through and a frontage the width of a hallway. Every job here is decided by the building before it is decided by the brief.
Where the work sits
The jobs that come with a terrace.
Fitzroy work splits fairly cleanly into three: period houses being brought up to date, apartments and shared buildings, and the shops and bars along the three main streets.
Kitchens, bathrooms and rear extensions in houses where the original circuits are still in service. Tested before quoting, because guessing what is in the wall is expensive.

Party walls, solid brick and no roof space
The building decides the method.
In a suburban house a new circuit is a walk through the roof space and a drop down a stud wall. In a Fitzroy terrace there is often no roof space, no cavity, no side access and a neighbour's wall on both sides.
So the job becomes a route-planning problem. Under the floor where the boards allow it, up through a cupboard or a chimney breast, along a skirting line, or surface in conduit where the alternative is chasing solid brick and making a mess of a wall somebody has just paid to finish.
We would rather walk the property first and tell you honestly what the route costs than quote a price that assumes a roof space nobody has looked in.

The three main strips, the apartment stock, and the part of the suburb north of Alexandra Parade all behave differently.
Brunswick Street, Gertrude Street and Smith Street
The retail here is fine-grain: narrow shopfronts, tenancies that change hands often, and a lot of hospitality mixed through it. That produces a particular kind of job. A new tenant inherits an installation shaped by three previous businesses, with a board that has been added to each time and nothing labelled.
Fit-out work along the strips has to be staged around trading and around a loading zone rather than a driveway. We plan the power-off parts before opening where the job allows it, and we will tell you at the quote stage which parts genuinely cannot be done while a venue is trading.
Apartments, shared buildings and common property
Plenty of Fitzroy is apartments, from converted warehouses to purpose-built blocks. Two things change when a job sits in one of those. The first is the boundary between your own installation and common property, which decides who is responsible and who signs off. The second is access to a meter room that may hold twenty meters and no useful labelling.
We are comfortable working in that setting, and we will tell you early if something belongs to the owners corporation rather than to you, so you are not paying to fix somebody else's asset.
Heritage, and what it actually changes
Heritage controls are mostly about what the building looks like from the street, not about wiring. In practice what it changes for us is the visible work: where a light or a meter box can sit on a front facade, what can be surface run, and how much brick can be cut. Inside, the constraint is the construction rather than the rules.
North of Alexandra Parade
Fitzroy North is slightly later stock with a bit more room, more Edwardian houses and more freestanding blocks. The job list shifts towards renovation work and outdoor lighting, and the access problems ease off considerably.
Getting a van in
Worth saying plainly, because it affects your day as much as ours. Parking in Fitzroy is difficult and permit zones are tight. Tell us at booking whether there is a permit, a rear lane or a loading zone available, and we will plan the visit around it rather than losing half an hour circling.

Can you run new circuits in a terrace with no roof space?
Almost always, yes. The route changes rather than the outcome. Under the floor, through a cupboard or chimney breast, or surface in conduit where that is genuinely the tidiest answer. We will show you the options before we start rather than after.
Will you have to cut into the walls?
Sometimes, and we keep it to a minimum. On solid brick and on anything visible from the street we look for another route first. If chasing is the only sensible option, you will hear that at the quote, not on the day.
Are you licensed?
Yes. REC 35681. Every job that needs a certificate of electrical safety gets one, and that is not an extra.
Do you work in apartments and shared buildings?
Yes. If part of the work turns out to sit on common property we will tell you, because that changes who is responsible for it and who approves it.
Can I get an EV charger installed in Fitzroy?
Often, but it depends on where the car parks and who owns that space. On-street only is the hard case. A garage, rear lane space or allocated bay usually is not. Worth a call before committing to a charger.
Do you do shop and bar fit-outs?
Yes, including exit and emergency lighting, three-phase for kitchen equipment, and the sub-board work underneath a hospitality fit-out.
Can you quote before starting?
Yes, and you get the number before any work begins. On fault finding you get the cost of the diagnosis up front, then the cost of the repair once we know what it actually is.
Do you cover the suburbs around Fitzroy?
We do. Fitzroy North, Collingwood, Carlton, Brunswick and Northcote are all in the same run.
